A 1940s Garage Restored, Reinforced, and Completely Reimagined
This project took us to a classic 1940s home in St. Louis Park, where the garage had lived many lives. Over the years, the space had been expanded, patched, and added onto, leaving behind mismatched concrete, heavy pitting, and cracks that had seen better decades. The homeowners wanted more than a simple face-lift—they wanted a garage floor that felt clean, solid, and built to last. We delivered exactly that.
Restoring the Floor the Right Way
Before any coating can go down, the concrete has to be properly restored. We started by shot blasting the entire surface to remove old contaminants and give the new coating something strong to bond to.
Next, we opened every crack and joint using crack chasers. This helps us repair them correctly—not just patch over them. We filled all pitting, spalling, and cracking with a two-part polymer repair system combined with CSR material. This step rebuilt sections of the floor that had been breaking down for years.
By the time we were done, the slab looked decades younger and was structurally ready for its new finish.
A Durable Polyurea Base and Tidal Wave Color Upgrade
With the concrete restored, we rolled out a thick polyurea basecoat—known for its strength, flexibility, and resistance to Minnesota’s tough winters. While the basecoat was still wet, we broadcasted the homeowner’s chosen flake color, Tidal Wave, until the entire surface was completely covered.
The flake not only adds a great look but also helps hide imperfections and provides extra texture and durability.
Smoothing, Finishing, and Sealing the Surface
Once the flake had cured, we scraped and sanded the surface to achieve an even, consistent texture. Then we applied a clear polyaspartic topcoat with an anti-skid additive to keep the floor safe even when wet or salty during winter.
Polyaspartic is fast-curing, UV stable, and incredibly tough—perfect for a garage that sees everything from daily parking to Minnesota snow melt.
The Final Result
What started as a cracked, aging garage floor is now a clean, bright, fully restored space that feels like a true extension of the home. The Tidal Wave finish completely transformed the look and feel of the garage, and the new coating system will protect the concrete for many years to come
This project is a great example of how the right restoration process and coating system can bring an old garage back to life—and turn it into a space the homeowners are proud to open their garage door to.
